Conversion of Cross Leases Gains Popularity In Sluggish Property Market

0

Source: Press Release Service – Auckland

Introduced in the late 1960s, cross lease arrangements allowed developers to circumvent strict subdivision regulations, saving them both time and money. However, the RMA 1991 and the Auckland Unitary Plan have effectively made cross leases obsolete. Despite this, Auckland property owners continue to face ongoing issues associated with cross-lease agreements. This leads many to convert their cross-lease to freehold titles.

Subdivision specialist Troy Patchett of Subdivide Simplified, has assisted numerous Auckland residents with property subdivision. He has noted a growing demand for cross-lease to freehold conversion services, particularly among those looking to put their property on the market.

“A freehold property is much more appealing to potential buyers, and with the market slowing down, sellers are eager to make their property as appealing as possible,” says Patchett. “Removing the limitation of a cross lease is an effective method to achieve this.”

In addition to being a more enticing prospect for buyers, sellers may also enjoy a 7-20% increase in property value when switching their property to fee simple.

In a cross-lease arrangement, all property owners have shared ownership of the land, and each individual leases both the land and dwelling from the other owners for a set term, usually 999 years. However, one drawback of cross-lease arrangements is that any modifications to the home necessitate the consent of all involved parties. Additionally, some cross-lease arrangements may contain additional provisions, such as animal ownership and restrictions around exterior decorating and gardens.

“Many people want full say over their land,” Patchett says. “Switching your property from a cross-lease to fee simple offers this.”

Subdivide Simplified helps Auckland residents navigate the often-challenging subdivision process. The company assembles all of the necessary documents and reports, surveys and makes an application to the Auckland council.

“The process can be overwhelming, and our clients appreciate having someone on their side who knows exactly what is required for a seamless subdivision process.”

Falcon Slash Grapple Rake For Forestry Slash

0

Source: Press Release Service – New Zealand

A new take on an old method to deal with forestry slash is set to help New Zealand logging crews more effectively manage skid sites and landings…….with the potential to increase productivity.

The locally developed Falcon Slash Grapple Rake brings fresh thinking to slash control in a typical Kiwi approach.

The Falcon Slash Grapple Rake fits around two of the most common sizes of Ensign grapple and an independent study shows that it can reduce the laborious task by as much as one hour a day, whilst improving safety and environmental outcomes.

Designed by loggers – for loggers
The idea for the new attachment was suggested by Moutere Logging M3 Crew Manager Steve Johnson, who was frustrated with existing methods of managing slash and debris on their sites.

“I was up on the skid for three hours one evening moving slash for management purposes and thought there’s got to be a better way as I continued to pick up small loads,” says Steve.

The Falcon Slash Grapple Rake consists of a one-piece spring lock system to attach to either side of a standard Ensign grapple commonly used for loading. It can effectively grab huge amounts of slash in one go, which can then be precisely placed in a designated area.

“There was three points which I determined it needed to have when it was designed. One – it must be quick to take on and off. Two – it needs to have minimal maintenance and accessories to ensure it’s simple…. No plumbing. And lastly it needed to be versatile to be able to still be used for logs such as loading or sorting if needed.” Steve told us as we were hooking it up it in the space of 3 minutes flat.

An industry perspective
“Clearing slash from skids and landings can be a real headache,” says Darrin Barr of DC Equipment, the company behind Falcon Forestry Equipment products.

“It can slow down operations and make them unsafe if you don’t keep on top of it. But you also need to deal with slash in an environmentally responsible manner, ensuring it doesn’t end up in waterways or impede access. Simply pushing it over the edge of a slope might not be the best way to deal with it.

“Slash grapples aren’t new, but the suggestion made by Steve for an attachment that fits around an existing grapple is a great solution. The aim was to turn that into a simple piece of engineering that works well in the forest.”

Fitting in with current systems and adding value from day one
DC Equipment has designed two versions conjunction with a local engineering company – one to fit the Ensign 1530 and a larger model to fit the Ensign 1730, weighing 1100kg and 1200kg respectively, in addition to the weight of the grapple. Fitting or removing from the host grapple takes around three minutes.

The grapple rakes are already working well with the Moutere crews and grabbed a lot of attention when displayed for the first time at the recent forestry show in Rotorua.

With 7 more pencilled in on order from conversations during the prototype phase, it has highlighted the versatility of the Falcon Slash Grapple Rake, thanks to its ability to augment an existing Ensign Rotating Grapple, along with ease of use.

“If you have an alternate branded grapple there’s scope to include these during our development with the final solution being a complete grapple product that is versatile across the skid” says Darrin.

Kiwi Teen Launches A T-shirt startup with a twist

0

Source: Press Release Service – New Zealand

Eli grew up with a unique perspective. His mum, Siobhan, has the genetic mutation that marks out neuroendocrine cancer, which causes cancerous tumours to form at any time. Siobhan, whose drive to help others with her condition saw her start the Unicorn Foundation New Zealand, says her uncertain health means a “question mark” hangs over the family.

Eli’s giving ethic — coupled with a cryptocurrency obsession and an entrepreneurial streak a mile wide — has resulted in NFTees, T-shirts with a twist. Each shirt features a digital artwork created by a celebrity, and with each sale, buyers receive an NFT (non-fungible token) of the artwork, with half the T-shirt profits donated to the celebrity’s chosen charity.

An NFT is a digital asset that represents real-world objects: like art, music, or videos. Bought and sold online, they’re an increasingly mainstream part of the online landscape.

“I wanted to do a physical product,” Eli said. “T-shirts are easy to print, and they’re visible, not like socks and underwear.”

The first artist Eli convinced to get on board was basketballer and Heart Kids NZ ambassador Tom Abercrombie. Abercrombie, who has played 13 seasons with the Breakers and is the club’s all-time leading scorer with over 3,500 points, has a young daughter with a heart condition that requires a pacemaker. As an ambassador, Abercrombie has spent the last two years giving back to the organisation that has supported his family on their heart journey.

Heart Kids NZ is the only organisation in Aotearoa NZ dedicated to supporting people with heart conditions through childhood and into adulthood.

Chief Executive Dr Ruth Gorinski, said Eli’s generous gesture would help Heart Kids NZ in their drive to support families at the most difficult time in their lives.

“We’re immensely touched by Eli’s generous idea, and his partnership with Tom Abercrombie,” Gorinski said. “Eli’s entrepreneurial initiative demonstrates a committed heart to our charity and absolutely exemplifies our Heart Kids values. We are so grateful to Eli for his selfless support.”

New Zealand electric vehicle finance options explored by Banked

0

Source: Press Release Service – New Zealand

Banked has published a comprehensive new resource detailing the best ways that Kiwis can fund the purchase of an electric or hybrid vehicle.

The personal finance and deals website covers what consumers can expect from an ‘EV loan’, including what they cover, the criteria for these loans, and how they differ from standard car loans.

The guide to EV loans also explores how low-rate ‘green energy’ mortgage top-up loans from banks including ANZ and ASB can be used to purchase an EV.

“Kiwis are embracing electric vehicles thanks to their lower emissions, better running costs, and the government’s Clean Car Discount scheme,” says Banked’s Head of Publishing Kevin McHugh.

“But getting the best deal on an EV or hybrid is not necessarily the same as it is with a petrol or diesel vehicle. There are some unique EV finance options out there, with interest rates as low as 1% for consumers who meet the relevant criteria.

“Updated regularly, Banked’s latest guide lays out each of these options in one place, looks at exactly how they can be used (and by whom), and gives Kiwis the information they need to make the right choice for their EV purchase.”

24-Hour KidsCan Challenge to Jump the Moon

0

Source: Press Release Service

Cows can’t jump over the moon but Kiwi ninjas might be able to.

Ninja Jumped Over the Moon is an epic, nationwide exercise and fund-raising challenge to be held over a 24 hour period from 20-21 January 2023 during which the organisers hope to bounce a total height of 357,000 kilometres on trampolines, burn 30 million calories and raise $1M+ for the KidsCan charity.

Ninja Valley, a 10,000 cubic metre indoor playground in Hamilton, is hosting the event and hopes to register and mobilise more than 5,000 residential trampolines across New Zealand to participate in the 24 hour challenge. Teams and individuals can register themselves on the Raisely campaign page, set their own goals and set about seeking sponsorship and donations from their own networks, neighbourhoods, family and friends.

“It is an absolutely monumental challenge”, says Ninja Valley co-founder Grant Beuzeval. “357,000 kilometres into the air will require 100,000 hours of bouncing and 30 million calories of energy but the multiple benefits are equally as inspirational”.

“We love the idea of the nation coming together in the name of exercise and charity, gathering around neighbourhood trampolines with deck chairs, the BBQ/kai and maybe a tent pitched on the lawn for a sleepover while one person remains bouncing at all times. That sounds like a lot of fun at the backend of the school holidays”, added Beuzeval.

KidsCan was selected as the beneficiary charity based on their exemplary work in providing the 1 in 5 Kiwi kids affected by poverty the essentials they need to learn. Ninja Valley is aligned with the KidsCan belief that education is a child’s ticket out of poverty and gives them the opportunity for a better future.

“This is a really fun way to make a real difference to children in hardship, who are who are having a particularly tough time right now as the cost-of-living soars,” says KidsCan CEO and founder Julie Chapman. “We’re very grateful to Ninja Valley and to all the kind Kiwis who take part in this event. The food, shoes, jackets and health items we provide are needed now more than ever.”

Ninja Valley will host and livestream broadcast the event from its headquarters in Hamilton with continuous updates about the distance jumped and the funds raised.

Kiwi Entrepreneur Reveals Secret to Success in New Children’s Book!

0

Source: Press Release Service

Ana Meredith, a hard-working Mother of 3, is heavily invested in creating a positive mindset awareness not only within her 3 young children but across the entire country. It was her 5-year-old daughter that had the light bulb moment, “Mummy we should write a book to tell other children how their brains are magic too!”.

Ana and her daughter wrote ‘My Brain is Magic’, an interactive Children’s book to promote confidence, gratitude, wellbeing and mindset awareness. “It is a book that I hope will start an entire movement across NZ. I hope to promote positive mindset awareness in Children and, just importantly in parents! I believe this is the most important life lesson a person can teach.”

As a family the Meredith’s’ run 3 businesses plus Ana works fulltime. She enjoys this ‘working while raising a young family’ lifestyle and wants to set this work ethic as an example to her Children.
“The time I have with my 3 young children is extremely precious & within those hours I actively try to engrain strong values, morals & positive mindset awareness while we playfully interact.”

Ana needed an efficient, effective tool to use at a convenient time to help her teach mindset awareness. She was seeking something simple yet interesting enough to captivate her children on a daily basis to ensure they gain a thorough understanding of the Mindset concept. The Childrens Book she created; My Brain is Magic, has become her perfect educating tool.

At 35 years old Ana felt ready to start concentrating a big part of her life towards giving back & making a difference. Make-A-Wish New Zealand is proudly onboard to support the Children’s Book & believes in Ana’s ambitious dream of raising $1 million dollars for Make-A-Wish New Zealand who support critically ill children in NZ.

In October, Ana was faced with a heart-breaking prospect. Specialists were concerned her Baby had a brain tumour. “While I only had to face a minimal timeframe of fear as I received positive results immediately post the brain scan, the experience of being in and out of hospital gave me an overwhelming drive to help children and parents in NZ who are going through unimaginable circumstances.” Ana decided $1 of every copy sold would be donated to her chosen charity, Make-A-Wish New Zealand and will be donating her time to the foundation.

Every book comes with a free gift; a special wishing stone for children to wish upon as they drift off to sleep. Ana mentioned this concept has become a great mindful tool that helps the kids to fall asleep dreaming wonderful dreams.

“Doing this with my 5-year-old daughter has been life changing for the both of us! More importantly I hope it can kick start my mindset awareness mission across NZ”. Ana would like to see the subject of Mindset awareness having a bigger presence within the primary and secondary school curriculum here in NZ.

Source: Press Release Service – New Zealand

Acuite, a construction-specific reporting and analytics platform, and HazardCo, a leading health and safety management company announce they are working together to help small and medium sized building companies to get on top of their health and safety.

This strategic partnership will deliver powerful new Dashboards, powered by Acuite to HazardCo members, giving them the tools to track health and safety activity and improve safety outcomes.

With so much to keep track of on-site, Dashboards are a practical way for HazardCo members to understand what health and safety activity is taking place across their business and at each project site. Often the business owner or admin staff are based in an office or moving between multiple sites. They want to be able to see at a glance what health and safety activity is taking place, view trends over time, and discover how to improve.

David Speight, Co-Founder, and CEO of Acuite Construction Intelligence says,
“the Acuite founders are builders and we know it’s not easy. Through combining forces with HazardCo, we feel we can make a real difference by not only making sites safer but also improving the lives of builders through arming them with the knowledge to put them on the front foot of their projects”

Following the integration, HazardCo members can get real-time insights into key health and safety activities happening on their sites through Dashboards. These Dashboards help users to understand the areas that are performing well, and those in need of improvement in a simple and easy-to-understsand way.

Iain Dixon, Chief Executive Officer at HazardCo says “We are excited to be working with Acuite because they are the best in the business for reporting, analytics, and insights. Like HazardCo, they specialise in construction, they come from the industry and keep things simple. We’ve had a great response from our members already with feedback that they are loving the quick snapshot they can get from viewing their Dashboards, and being able to see at a glance what health and safety activity is happening or not happening”.
