<p>The Property Group Limited (TPG) is providing Harbourside Church a fully integrated property consultancy service from strategy formulation through to project delivery and implementation of a new space. The Church was previously located a few blocks away from the new site, on the harbour’s edge, also on Auckland’s North Shore. According to General Manager Mac Andrae, the old Church site, which will now give space to a new development of hundreds of apartments, had served as the Church facility for over 30 years and had reached the end of its useful life. “Harbourside Church has a strong community outreach and was looking for a place that would meet all of our needs and still leave a positive legacy to society, where the community could gather and where generations to come could be fed and cared for.”</p>
<p>HARBOURSIDE CHURCH CONCEPT<br />TPG selected and negotiated the acquisition of a strategically located development site from the Warehouse Group Limited that meets all the development’s requirements, including quality public transport routes on its doorstep. TPG also managed to deliver the carpark prior to completion of the building, which currently serves both as a parking space for the public and as a source of income for the Church.</p>
<p>HARBOURSIDE CONSTRUCTION SITE<br />The project now is in stage 2 of 3 stages and the building is starting to take shape, with key spaces already able to be visualised.</p>

<p>TPG has partnered with central and local government to support community housing redevelopments in New Zealand.</p>
<p>New Zealand is currently faced with both a shortage of houses, and a construction rate that means houses are not being built quickly enough. The result of this is that Kiwis are struggling to obtain appropriate housing for themselves and their families.</p>
<p>TPG is working hard to increase the availability of housing for New Zealanders, providing services such as transitional housing development, feasibility studies and housing needs assessments.</p>
<p>Some of TPG’s latest projects include a development feasibility study and preliminary Housing Needs Assessment for Te Puea Memorial Marae’s redevelopment in Auckland.</p>
<p>According to TPG Senior Property Consultant – Development Management, Clinton Fisher, such projects allow local and central governments to understand housing needs now and into the future.</p>
<p>“The housing needs assessment for the redevelopment of the Te Puea Memorial Marae enabled us to identify the current and future housing needs within the South Auckland region, and informed the number and typologies for public housing on the Marae.”</p>
<p>TPG will also be engaging with community stakeholders, investigating potential partnership development opportunities, and improving emergency and transitional housing availability along with the quality of existing public housing.</p>

<p>The Property Group Limited (TPG) has been involved with the planning and strategies necessary to comply with the requirements of the National Policy Statement – Urban Development Capacity since its release in 2016. The recently released National Policy Statement – Urban Development (NPS-UD) ultimately supersides this and has outlined the new direction of urban development planning in New Zealand.</p>
<p>According to TPG’s Director – Planning Andrew Macleod, a key policy shift in the new statement involves functional urban environments and a stronger emphasis on intensification.</p>
<p>“The objectives of the new National Policy Statement are to ensure we meet our employment and housing needs, while also improving the function, affordability, and amenity of our urban areas,” he says.</p>
<p>TPG has 13 offices throughout New Zealand, which allows them to draw upon many skillsets and resources to assist with the NPS-UD requirements.</p>
<p>“We bring together a suite of planning, design, and property disciplines under one roof, allowing us to provide a broad spectrum of integrated, evidence-driven advice that meets our statutory responsibilities and clients’ needs.”</p>
